INSPECTIONS
Regular property inspections are crucial for maintaining the value and safety of rental properties. These inspections allow for the early detection of potential issues such as structural damage, plumbing leaks, or electrical faults, which can prevent more significant problems and costly repairs down the line. By systematically assessing the property's condition, LAPMG ensures compliance with safety standards, addresses tenant concerns promptly, and upholds the property's overall appeal.
FINANCIALS
Crown Luxury can pay any and all bills associated with the property on the property owner’s behalf. Payments of the mortgage, property taxes, insurance, pool service, gardener, etc. are made from monthly rental proceeds and are included in our service.
Our detailed accounting system keeps complete, accurate records of all income and expenses that affect your property. Financial statements are available at the end of every month and at the end of every year. The annual report clearly summarizes expenses and incomes by category, enabling property owners or their accountants to easily determine the types and costs of all financial activity from the previous year. Both the monthly and annual reports are available online for client review.
MAINTENANCE
Crown Luxury is available 7 days a week, 24 hours a day to respond to any maintenance issues. Tenants are provided with an emergency number should a maintenance emergency arise outside of normal business hours.
We have our own in-house maintenance team of our reliable, responsible and talented technicians, who will quickly respond to requests and efficiently perform any work required for the repair of your property.
LEASING
Finding the right tenant is crucial to successfully managing property. Crown Luxury employs extensive marketing techniques to find and secure the most qualified tenants. We employ strict procedures for the collection of rent to ensure timely and accurate payments.
The terms of a tenant’s lease are monitored and referred to frequently as the basis for their tenancy. Writing an effective lease and administering its terms requires detailed knowledge of the residential management industry and the ever-changing tenant/landlord laws and rental requirements.
MARKETING
Prior to listing any property for lease, Crown Luxury will perform a thorough market analysis to determine a listing price that will generate the highest amount of rent with the fewest days vacant.
We’re available seven days a week to show vacant properties to prospective tenants. All advertisements for available properties include the agent’s cell phone number so an interested party will always be able to schedule a showing, even after business hours or on the weekends.
